The first step in finding the right house is to select the right agent. Once there is a contractual agreement in place, the escrow period begins. Escrow is the process by which the interests of all parties in a real estate transaction are protected, making sure all conditions of the sale are properly met before money changes hands. The escrow period can range from a few days to several months, depending on the terms of the purchase agreement. On average, an escrow closes within 45 days.

If your purchase contract has contingencies, your Chandler REALTOR® will find inspectors to inspect the home during the contingency period. During this period, you can determine whether you want to proceed with the purchase. If you decide to back out of the contract for a reason related to a contingency during the contingency period, you are entitled to a full return of your “good faith deposit.” Usually, an agreement can still be reached if the seller accepts your requests.

On the day of closing, the escrow company transfers your funds to the seller and records the deed in your name with the county. During the closing meeting, the seller signs certain documents transferring property ownership. You receive and sign documents related to the mortgage agreement and ownership of the property and pay any closing costs and escrow payments. Once you are on record with the county, your Chandler REALTOR ® will provide you with the keys to your new home.
