Gilbert, AZ Ranks #3, and Chandler, AZ Ranks #17 Out of 300 Cities

The overall 2021 housing market is currently in a unique situation. Mortgage rates are slightly above record lows at a time when many people are also struggling financially due to the pandemic. For those who can afford to buy a home now, it could be a great opportunity. According to Freddie Mac, “the tug-of-war between the economic recovery and rising COVID-19 cases has left mortgage rates moving sideways over the last few weeks, and overall, rates continue to remain low.“ “Purchase application demand is improving, says Freddie Mac, but the major obstacle to higher home sales is due to very low inventory for consumers to purchase.” The median existing home price is up a record 23.6% compared to last year, though home prices and rental rates vary widely across the U.S., based on supply and demand.
In a recent 2021’s Best Real-Estate Markets report, WalletHub compared 300 cities across two key dimensions, “Real-Estate Market” and “Affordability & Economic Environment ” to determine the best local real-estate markets in the U.S. A total of 18 key metrics were used to evaluate those dimensions. Each metric was graded on a 100-point scale, with a score of 100 representing the healthiest housing market. In the sampling, WalletHub determined each city’s weighted average across all metrics to calculate its overall score and used the resulting scores to rank-order their sample. Each city in the sample was categorized according to the following population-size guidelines:
- Large city: More than 300,000 residents
- Midsize city: 150,000 to 300,000 residents
- Small city: Fewer than 150,000 residents
According to the report, Gilbert, AZ ranked #3, and Chandler, AZ #17 (midsize cities) for the best real estate markets in the U.S.
Gilbert Housing Market Trends - In July 2021, Gilbert home prices were up 30.5% compared to last year, selling for a median price of $503K. Chandler Housing Maret Trends- In July 2021, Chandler home prices were up 25.7% compared to last year, selling for a median price of $475K.
