With a population of more than 88,000, Ahwatukee is a vibrant and diverse community. Bordered by the foothills of South Mountain to the north and the thriving cities of Chandler and Gilbert to the east, Ahwatukee draws residents and visitors alike with its range of cultural attractions and outdoor activities.
Ahwatukee sits at the southern edge of South Mountain, a rugged mountain range that provides some lovely views for residents. South Mountain Park encompasses 16,000 acres, making it the largest municipal park in the U.S. Visitors enjoy exploring the park's 51 miles of trails, perfect for hiking, biking, horseback riding and those seeking a scenic view.
Golfers are also drawn to Ahwatukee, thanks to award-winning courses like the Ahwatukee Country Club and the Lakes at Ahwatukee. And, of course, there are dozens of golf courses scattered across the rest of the Valley of the Sun, all just a short drive away. Considering that this Sonoran Desert suburb experiences 300+ days of sun each year with an average annual high temperature in the 70s, it's not hard to understand this area's popularity -- and homes for sale in Ahwatukee offer the best of the great outdoors.
But Ahwatukee is packed with cultural attractions, as well. If you're seeking a destination for a night out on the town, you can take in a performance at one of the many nearby live venues, such as Ballet Arizona, the Celebrity Theater, the Mesa Amphitheater or the Orpheum Theater. In fact, all of the venues of Phoenix are just a short drive away, such as the U.S. Airways Center, the Desert Sky Pavilion, Chase Field and the Arizona State Fairgrounds.
With all that Ahwatukee has to offer, it's not surprising that the job market is growing, too. The Phoenix Business Journal recently released employment forecasting that projects that the Phoenix area alone will see growth of more than 83,000 jobs over the next few years. While industries such as finance, education, healthcare, manufacturing and tourism are expected to gain the most jobs, the construction industry is predicted to pick up in the near future, as well.
The Ahwatukee real estate market also reflects these upward trends. Statistics show that Ahwatukee home prices have risen dramatically from 2012 to 2013, with a gain of more than 23 percent over the last year alone. Sale prices are also increasing as are the number of sales, which increased by more than 33 percent from 2012 to 2013.
Part of Ahwatukee's appeal is its highly rated educational system. Kindergarten through eighth grade students are served by the Kyrene School District, which has received an "A" grade from the Arizona Department of Education; most of the schools in the Kyrene District receive "excelling" or "highly performing" ratings. High schoolers attend two schools in the Tempe Union District, both of which receive "excelling" ratings. Ahwatukee is close to several post-secondary institutions, including Arizona State University with campuses in Tempe and downtown Phoenix, as well as several community and trade colleges.
