Millennial Homebuyer Trends 2019

The National Association of REALTORS® report’s segmentation of Millennials includes both Younger Millennials /Gen Yers (buyers 21 to 28 years) and Older Millennials/Gen Yers (buyers 29 to 38 years). Millennials made up the largest share of homebuyers at 37%, including Older Millennials at 26% and Younger Millennials at 11% of the share. 86% of Younger Millennials and 52% of Older Millennials were first-time home buyers, which is more than other age groups. The older Millennials, now in their thirties, have started having children and are showing an increasing desire to own a home. They are growing up and becoming more traditional in their buying habits. Older Millennials had the largest buyer share of married couples (69%) and were the most likely to have children under the age of 18 living at home (58%). 

Commuting costs were most important to both Millennials groups. They were also the most likely to make compromises on their home purchase and had the shortest expected stay in the home (10 Years). According to several surveys taken ten years ago, Millennials used to say that they would never want to live in the suburbs, and they initially showed little interest in getting married and starting families.  Following the housing crash, millions of Millennials moved in with their parents. The transition of this generation, 80 million strong, out of their parents’ basements and into family life and homeownership is a major factor driving overall demand for new homes nationwide. And oftentimes, those homes are in the suburbs.

Programs such as FHA loans, designed for low-to-moderate income borrowers who are unable to make a large down payment, let you make a down payment as low as 3.5%. One in five home loans are FHA loans, and an FHA loan in Maricopa County can be approved for up to $294,515, depending on salary and factors such as credit card debt, car loans, student loans, etc.  

  • Chandler’s Excellent School System - One of the many draws for Millenials investing in Chandler AZ real estate is Chandler’s award-winning school districts and top-ranking schools.
