Why Now is The time to Sell Your Chandler Home

Are you thinking about selling your Chandler home, but not quite sure when is the best time to put it on the market?

One of the most frequent questions we hear from sellers in Chandler and the surrounding East Valley is about whether there is "a best time" to sell their house. Like many other industries, the number of home sales ebbs and flows with the seasons and NOW is a good time to sell your Chandler home! Typically, Spring marks the beginning of the busiest time of year for home selling and buying nationally. This is also true in Chandler, AZ and the entire Phoenix metro area, with a spike in sales occurring in March, peaking in May and continuing strong until the end of summer.

Fall and winter are considered off-season in many places, but due to Chandler’s outstanding, warm winter weather, there isn’t usually a drastic reduction in home sales at the end of the year. While January and February are relatively quiet months, there’s a noticeable uptick in sales from March through June. The chart below indicates the average monthly sales for the metro Phoenix area, including Chandler, for 2016 -  2017. It’s clear that fewer homes are sold in January each year (and generally during the winter months). It also shows that sales go up through the peak selling months of March thru June, with a slight drop-off in sales by July.

Why Now is a Good Time to Sell Your Chandler Home

One of the reasons why now is a good time to sell your Chandler home is that families are looking to relocate while their kids are out of school. Families with school-age kids often account for larger, pricier homes, and they prefer to buy in the summer when kids are out of school. Knowing this, many sellers don’t list their homes later in the year, and many pull their listings in the late fall in hopes of starting fresh in the spring.

There are also advantages to selling your Chandler home now, during peak season. With a greater number of people selling, there are more sales to use for comparing home prices. One of the first steps in selling your Chandler home should be to have a comparable market analysis or home evaluation performed, which will help determine the most appropriate price for your home. More sales mean more chances of finding a recently sold home that compares well to yours.

There are also more buyers during March - June, which means the chance of multiple offers on your home is much higher. More buyers can mean more competition for your home, which could drive up the price or at least help you get your list price. If you’re lucky, multiple buyers may end up in a bidding war, which means more money for you due to a higher sales price or a reduction in buyer concessions you're asked to pay.

  • Forbes: “Late spring and summer are usually thought of as the best times to put a home on the market because buyer demand builds steadily through spring. Sales then peak during the warmest months, when it’s easiest for families to move without uprooting their children from school.”  
  • National Association of Realtors: “April through July outpace the balance of the year in sales…” 
  • Hubzu: “It’s been said that spring and early summer are the best times to sell your house. Competition among buyers can be fierce during these warm months and for whatever reason, the data has consistently shown that homes sell for more in spring and early summer.”

Chandler homeowners will increase their odds of a quicker sale and a higher sales price during the months of March thru June. Now is a good time to sell your Chandler home!
