What is a Casita?

Casita means cottage in Spanish. A Casita by definition is a small self-contained dwelling, typically unattached from the main home, but on the same property. Commonly called accessory dwelling units or ADUs, guest houses can be tremendously beneficial and are popular in the  Southwest. Usually, a Casita is built as a detached guest house whereas a mother-in-law suite can be found in the lower level, first floor, main bedroom level, and even the loft of the main house.

The interior of a Casita typically balances two rooms, a living area, and a bedroom. The flow between these two rooms fits all the spaces needed to make the Casita a self-contained dwelling. That includes a kitchen or kitchenette, a full bathroom, and sometimes even laundry units. Casitas are mostly open concepts, using partial partitions to define each area, and since the entire dwelling is compact, it can be cooled and heated easily.

Because Casitas are separate from the main home but include the same amenities on a smaller scale, it gives guests or family members their independence. That means the Casita and main home can run as independent households, respecting everyone’s privacy. Some homeowners may use their Casita to host different relatives for long-term visits throughout the year. While others might use it as a short- or long-term rental unit, a transitional space for older children, or a studio or home office.

As the demand for multigenerational housing steadily increases, so has the interest in Casitas. Multigenerational living (a household of close relatives or extended family from different generations living under one roof) is increasing in popularity and today, approximately 64 million Americans live in a multigenerational household. With a Casita, families are able to spend more quality time together, often in a more comfortable, convenient setting, and with added affordability compared to separate households. A Casita, like a mother-in-law unit, is a lifestyle solution that brings families together for daily engagement and still keeps spaces for seclusion and independence.

Does a guest house add property value?

A guest house or Casita can add significant property value when it’s time to sell your home. If you purchase a home with a casita and you receive your appraisal, you’re going to notice that your casita will not be included in the home square footage, rather it will be included as a “line item adjustment.” This has the potential to add anywhere from $15,000 to as much as $30,000 to your total asking price.

To get the biggest return on your investment, consider making the guest space a multi-functional use space. A home office could have a murphy bed to accommodate guests or an in-law suite might include a space for arts and crafts. You may even decide to build it as an income suite and lease it. Buyers who are looking for a separate place for their elderly parents or college-age kids will love the idea of having a Casita or guest house. It’s also an appealing option for younger buyers who want to host their friends and out-of-town visitors but still value their privacy.

How much does it cost to build a casita in Arizona?

If your budget, property, and covenants allow, a separate living area away from your new home can be a great feature. Building a casita in Arizona is generally going to cost anywhere from $100 to $500 per square foot. That does not include permits, the foundation, and installation, which can add an extra $15,000 to $25,000. Even if the space is small, you’ll need to pay for features such as heating, air conditioning electricity, and water. In addition to the upfront expense, you’ll want to think about the long-term cost, which might include an overall increase in what you pay for taxes, maintenance, utilities, and insurance.

Specific rules for guest houses and casitas vary by region. You’ll want to check your city’s zoning and building laws. If your home is in a community or an area with a homeowners’ association, ask the governing organization if guest houses are allowed. ADUs (accessory dwelling units) require you to submit plans, get permits and follow all regulations, as well as incorporate standards addressing fire safety, water lines, and sewer connections. Visit Accessory Dwellings, which lists regulations by state and city.

Can I get a loan to build a guest house?

Building a guest home can open new value to the ways you use your home. Some of the most popular ways to finance a guest house or casita include home equity loans, home equity lines of credit, and reverse mortgages. A home equity loan will give you a large chunk of cash you can use to finance the construction of a guest house or casita. In general, home equity loans offer shorter maturities than the original mortgage you took out on your home, meaning you’ll have to pay them back faster.

A home equity line of credit (HELOC) works in a similar fashion to your credit card. Your lender will set aside a predetermined amount of money that you can borrow at any time. During the “draw period,” (typically five to 10 years) you can borrow as much or as little as you need to fund your casita construction. Most offer a payback period of up to 20 years, during which you pay back the interest and principal in regular installments.

Homeowners who are 62 and older have the option of a reverse mortgage to finance their guest house. This program allows them to borrow against their home equity without having to pay an additional monthly fee. With a reverse mortgage, the loan must be repaid as soon as the borrower passes away or moves out of the home. This is usually accomplished by selling the house.

ROI when selling a home with a guest house?

If you’re going to invest money into a guest house, it’s crucial that you get a decent profit, or return as a result. The term ROI (return on investment) determines just how successful your investment is by comparing it to the upfront cost and operating costs to the profit you receive when it comes time to sell your home. In order to get the best ROI, try to keep your initial investment low and build your guest house in the most cost-efficient way possible without sacrificing quality.

While the answer to the question of how much does a guest house increases property value can vary, the more efficient the property is, the better the return. A good average size for a guest home is between 400 and 600 square feet. Keep in mind that the more square footage, the more your upfront costs will be, as will the costs to maintain the house, pay for energy consumption, and more.

Cathy emails homes for us to look at on a regular basis and we would not use anyone else.”
